I’m writing to bring attention to a pressing issue in Pontiac: social inequality stemming from erroneous property appraisals. Recently-published data on the MRC Pontiac website reveals discrepancies, with some properties overvalued and some undervalued. I’d like to discuss the consequences of these evaluation mistakes.

Property owners with undervalued properties may think they’re lucky with lower taxes, but when the errors are corrected they’ll face substantial adjustments for previous years. While municipalities may introduce property tax discounts, this only masks the problem and doesn’t provide a lasting solution.
Example: Two neighbours with identical homes have differing valuations due to appraisal mistakes. One is valued at $300,000 (overvalued), and the other at $100,000 (undervalued). Assuming a 1 per cent property tax rate, the first neighbour pays $3,000, while the second pays $1,000. Even with a 35 per cent discount (0.65 mills), the first neighbour struggles with $1,950, while the second pays $650.
If owners of overvalued properties take legal action and win, the entire region’s properties may need re-evaluation. Those who overpaid will receive refunds, while those who underpaid will face adjustments. This issue affects not only residents but also vacationers from cities like Montreal and Ottawa. Ignoring the problem won’t solve it. If neglected, this issue will snowball, causing greater disparities and hardships in future tax cycles.

To avoid further complications, I urge officials and residents to collaborate on solving this problem. Residents can assist with identifying questionable properties. With organized effort, this can be achieved quickly.
